How to calculate roof square footage
You do not need to climb on the roof. Measure the outside of the house, add the overhang, then multiply by the pitch factor:
Roof area = (length + 2 × overhang) × (width + 2 × overhang) × pitch factor
A 50 × 34 ft house with 12 inch overhangs covers 52 × 36 = 1,872 sq ft from above. At a 6/12 pitch the factor is 1.118, so the roof itself is about 2,093 sq ft. That is the default example in the calculator. For L-shaped houses, split the footprint into rectangles and add them up, or enter the total footprint area.
Roof pitch multiplier chart
Pitch is the rise in inches for every 12 inches of horizontal run. A steeper roof has more surface than the footprint below it. The factor is √(1 + (rise ÷ 12)²).
| Pitch | Angle | Multiplier | Extra area |
|---|---|---|---|
| 3/12 | 14.0° | 1.031 | +3.1% |
| 4/12 | 18.4° | 1.054 | +5.4% |
| 5/12 | 22.6° | 1.083 | +8.3% |
| 6/12 | 26.6° | 1.118 | +11.8% |
| 7/12 | 30.3° | 1.158 | +15.8% |
| 8/12 | 33.7° | 1.202 | +20.2% |
| 9/12 | 36.9° | 1.250 | +25.0% |
| 10/12 | 39.8° | 1.302 | +30.2% |
| 11/12 | 42.5° | 1.357 | +35.7% |
| 12/12 | 45.0° | 1.414 | +41.4% |
To find your pitch, hold a level horizontally against the underside of a rafter or the roof surface, mark 12 inches along it, and measure straight up to the roof. That measurement is the rise.
What is a roofing square?
Roofers price and order by the square: 100 sq ft of roof surface. A 2,093 sq ft roof is 20.9 squares before waste. Most 3-tab and architectural shingles come 3 bundles to a square, so a square costs three bundles. Some heavier designer shingles take 4 or 5 bundles per square; check the wrapper.
How much extra to order for waste
Shingle makers recommend adding about 10–15% for cutting at edges, hips and valleys. A simple gable roof sits at the low end, while hip roofs and roofs with dormers and valleys need more. The calculator uses 10% for gable, 15% for hip and 20% for complex roofs as a starting point; change it if your roofer gives a different figure. Starter strip and ridge cap shingles are ordered separately.
Roof replacement cost by material
The table in the calculator shows typical installed costs per square foot of roof area from HomeGuide's 2025 cost guides. Other national guides land in a similar place: HomeAdvisor puts the average replacement at about $9,600 and Fixr at about $10,000, mostly for asphalt shingles on a roughly 2,000 sq ft roof. The Remodeling magazine Cost vs Value report, which prices a larger 3,000 sq ft hip roof with full contractor scope, comes out much higher at about $31,900 for asphalt and $51,900 for standing seam metal, so treat it as a high benchmark.
- Asphalt shingles are the cheapest and most common: about $3–5 per sq ft for 3-tab and $4–7 for architectural.
- Metal costs roughly two to three times as much as shingles, about $9–16 per sq ft for standing seam, but lasts much longer.
- Tile and slate are the most expensive, need a roof structure that can carry the weight, and can last a century.
What changes the price
- Tear-off. Removing old shingles adds about $1–3 per sq ft, and $2–5 for tile or slate. Many quotes include removing one layer; check yours. Building codes based on the International Residential Code do not allow a new layer over a roof that already has two.
- Steepness. Roofs steeper than about 6/12 need extra safety gear and slow the crew down, and 9/12 and up is considered very steep. The calculator already accounts for the bigger area; the labor premium comes on top.
- Complexity. Hips, valleys, dormers, skylights and chimneys add flashing, cutting and waste.
- Location. In the Cost vs Value data, an asphalt roof costs about 17% more than the national average in the Middle Atlantic states and about 19% less in the East South Central states.
Other materials for a shingle roof
| Item | Typical coverage |
|---|---|
| Synthetic underlayment | About 10 squares (1,000 sq ft) per roll |
| #15 felt underlayment | About 4 squares per roll |
| Ice and water shield | About 200–225 sq ft per roll, run along eaves and valleys |
| Ridge cap shingles | About 20–36 linear ft per bundle, depending on the product |
| Starter strip | About 105–123 linear ft per bundle, along the eaves |
| Drip edge | 10 ft pieces, along eaves and rakes |
| Nails | About 240–320 per square with 4 nails per shingle; more for high-wind patterns |
