How DSR works

Definition

DSR = annual principal + interest on all loans ÷ annual income × 100. Banks cap it at 40%, non-bank lenders at 50%.

Repayment types

Equal installments use the monthly payment × 12; equal principal uses the first-year amount; bullet loans count interest plus principal ÷ term (credit lines are treated as 5-year).

Stress DSR

Since July 2025 a stress rate (+1.5%p Seoul metro, +0.75%p elsewhere) is added when computing repayments. It lowers the limit without changing your actual rate.

Excluded loans

Jeonse loans, interim payment loans, policy micro-loans and loans under ₩3M are excluded. Card loans and overdraft limits are included.

FAQ

DSR vs DTI?

DTI counts mortgage repayments plus interest on other loans; DSR counts principal and interest on every loan, so it is stricter.

How are overdrafts counted?

The full approved limit is treated as a 5-year bullet credit loan, even if unused.

Is the result binding?

No — each bank applies its own criteria, credit score and appraisal. Use it to estimate before you talk to a lender.
